The following features are worth considering when you design your home. All are cost effective in that they will increase your home's resale value. The most important issue is that they increase the beauty and enjoyment of your home.

Attractive kitchen and baths. Make them light and bright, and with tile. Special tubs and large showers of tile, rock or rock tiles without doors are very popular.

Large closets. Include extra closets, some with shelves only, also linen, broom, guest, video tape, and for winter coats near the back door.

Fiberglass shingles. They last longer and have a class A fire rating. Metal roofs are good for the mountains but cost much more.

Foyer. Though it's popularity waned in the '60's and '70's the foyer is definitely In again.

Decks. They are clearly desirable features. In the mountains they extend the living area of your home for outdoor use. Rustic Design features a heavy beamed gabled roof over the front deck, as seen in the model. Covered porches are making a come back as part of a farm house or country look, also.

Garage. A 2 car garage starts at 20'x20'. We offer any size, or even an extra storage area is available. 3 car garages start at 20'x 32'.

Basement. It costs more to build a basement than above ground space. However, it allows a way to build on side hills and a daylight basement is a nice area to have.

Cathedral ceilings. People love them. Few builders offer heavy beams with wood decking ceilings. It is a Rustic Design trademark. It is more expensive than truss roofs but makes your home seem so open and large! The artistic value exceeds the cost. High walls are dramatic. We also do drywall cathedral ceilings that offer the same advantages without the expense of the wood. With good insulation there is no energy loss with high ceilings-once the area heats up it holds it.

Bookshelves. They are as pleasing to the eye as they are functional. Built-ins are not expensive and look great.

Angular glass windows. They are perfect for Rustic Design homes and really add a custom look. We also add opening clerestory windows in upper walls.

Fireplaces. Though definitely not efficient, they are popular and can be framed in rock or tile to be a focal point. Many choose wood burning or gas burning stoves for a more mountain look and very great efficiency. They can be placed on rock hearths.

Special-purpose rooms. Sewing, exercise, TV, office, music, libraries, and work rooms all add to a home's resale value. Only you know how important this will be to you, making your input on the design extremely important.

Great room and open space. It's here to stay and especially popular for informal mountain living. This is where the most time is spent, guests go, and often the most money spent. Larger is usually better. Need for dining rooms has almost vanished.

Washer-dryer space. Utility room, bath room, hall, or even garage. Your choice.

Evap coolers. Cost a few dollars to operate, compared to hundreds of dollars for AC. Well worth it in this dry area. Large ducted coolers are the answer for great effective, inexpensive cooling. Test the model and ask our home owners. AC also available. Initial installation costs are similar, savings comes for owner later.
